priced at a reasonable earnings multiple. Quite frequently, these
businesses are offered with either third-party or owner financing.
Quality Marketing Packages - Florida Property Sales, Inc. provides
complete marketing packages on all businesses that are listed for sale with our
company. These packages are available to buyers after completing a
Confidentiality/Disclosure Agreement and a Confidential Buyer Qualification
Statement. They
include a business profile that summarizes the company's operating history.
Also included are financial statements and equipment lists. Financial
statements and equipment lists may or may not be available until after a
potential buyer has paid an on-site visit to the business.

Our Philosophy Regarding On-Site Visits
with Sellers ...
The philosophy at Florida Property Sales, Inc. is a simple one; we only work
with serious, qualified buyers and sellers. All businesses listed for sale
with our firm are presented at a price that is reasonable and fair to both buyer
and seller. Generally, financing of some kind is also available to
qualified buyers. All businesses have a professionally prepared business
profile, verifiable financial statements, and an equipment list.
Similarly, all buyers are required to provide financial statements and
confidentiality agreements prior to receiving any non-blinded, company specific
information.
At Florida Property Sales, Inc., we cannot afford to bring in buyer after
buyer for on-site interviews with the seller. This destroys our
credibility with our clients. In order to ensure a quality meeting between
buyer and seller, we ask that all buyers follow a few simple reasonable
guidelines as a courtesy to the seller:
Please be considerate of the seller. If you know, as a buyer, that
you are not planning on making an offer at this time, we ask that you not visit
any of our opportunities. The seller and the broker have both spent
considerable amounts of time preparing the business for sale and making time to
visit with prospective buyers. "Tire kickers" have a tendency to give false
feedback and will ultimately hurt the chances that a business will sell.
Be prepared. Make sure that you have considered the following.
Is this an industry that you are comfortable with? Is the business located
within a reasonable distance from your home? Can you see yourself running
this business? Is the cash flow sufficient to meet your needs? Is
the business within your price range? These are important questions that
can be answered from the marketing package and if any of these issues cause a
problem, then again, we ask that you not schedule a visit with the seller until
these issues have been resolved.
Within a few days of the visit, if you, as a buyer, are not planning on
extending an offer, we ask that you follow up with your broker from Florida
Property Sales, Inc. and inform him or her of any reasons why you have chosen to pass
on that particular opportunity. Again, we ask this as a courtesy to
the seller; if there are recurring reasons why the market place is viewing an
opportunity in a negative manner, the broker and seller need this information in
order to correct the problem. At this point, after taking time out of his
or her day, and opening up his financial records, a seller has a right to a
legitimate reason as to why a buyer has passed.
